Soft washing is safe for virtually all residential roof tiles and is our preferred method for terracotta, older concrete tiles, and any delicate or aged roofing. It uses low-pressure water combined with professional-grade, biodegradable cleaning solutions that kill mould, lichen and algae at the root.
Unlike pressure washing, soft wash does not risk cracking tiles or stripping protective coatings. The cleaning solution continues to work after we leave, significantly slowing regrowth compared to a pressure wash alone.
Will your cleaning chemicals harm my garden, pets, or water tanks?
Yes — every roof clean includes gutters and solar panels as standard. Specifically: full flush-out of gutters and downpipes, clean of external gutters and fascia, and a wash-down of all solar panels using low-pressure equipment safe for panel surfaces.
Mould and dust on solar panels can reduce efficiency by 15–25%. Cleaning restores output without any additional charge.
Is it safe to pressure wash a tile roof?
It depends on the tile type and condition. High-pressure washing can crack aged, fragile or glazed tiles, and strip protective coatings that protect tiles from UV and water penetration. For most tiled roofs on the Sunshine Coast, we recommend soft washing rather than pressure cleaning.
For durable, newer tiles with heavy contamination, carefully calibrated pressure may be appropriate. We inspect your roof first and recommend the safest method — and we’ll explain our reasoning clearly.

Do I need to be home during the roof clean?
No. As long as we have access to the roof and a water supply, you don’t need to be present. Many of our clients are at work during their clean. We’ll contact you before we start, send photos during and after the clean, and let you know when we’re done.
Will roof cleaning remove lichen permanently?
Professional soft washing kills lichen at the root using biocidal solutions, which significantly slows regrowth compared to pressure washing alone. In ideal conditions (warm, moist, shaded areas), some regrowth is natural over time, which is why we recommend a maintenance schedule.
What we can promise is that our method kills existing lichen more thoroughly than water pressure alone, and the results last significantly longer.
